Welcome to The Regency South, your luxury beach villa that will far exceed your expectations for the perfect beach vacation. Outside living area complete with fire pit and gathering area. Built-in grilling station, comfortable resort style lounge furniture generously appointed on decks and patios. Three levels of magnificent space have been perfected for the ultimate stay. First Floor: 1 King Master Suite with Private Bath and Slider Door Access to Patio, 3 Bedrooms each with Private Bath, A Theater Room, Arcade/Game Room, Family Room and Elevator (access to all 3 levels). The spacious feeling greets you upon entering, and the blue background of the ocean instantly invites you in. Three bedrooms to the North, all beautifully decorated, have a unique privacy amenity; access to an outside veranda via a sliding door which is separated via landscaping and soft scape features. If you are a night owl and want to take in the stars before calling it a day, you can do so without disturbing the guests in the bedroom next to you. The large theater room (21 x 14) is located on the south side, and features coliseum style seating for enjoying movies or sporting events on the big screen. A cool Arcade/Game room is full of inside fun, making this a really nice feature for children of all ages.

The King Master Suite is located on the Southeast side of the house, with access to a paved patio area and directly onto the backyard oasis. There is a cozy family room with comfortable seating, making this area one of many places to relax with access to a second full kitchen. Perfectly convenient for a quick snack without going upstairs to the main full kitchen!

A Laundry room is centrally located on the first floor (as well as the 3rd). The covered patio area will be a favorite spot for getting out of the sun and weather, and leads you to the indoor pool.

Imagine an evening swim protected by the elements while watching the pelicans soar by, so close you can almost touch them! The outside living space at Regency South premiers a firepit and surrounding sitting area, as well as a spacious grilling area. Sitting and relaxing under the stars with a glowing fire....amazing.

The enlarged paved patio surrounding the in-ground pool provides space for gathering in groups for dining pool side, as well as provides enough areas for privacy. Second Floor: 1 King Master Suite with Private Bath and Private Deck, Highly Functional Gourmet Kitchen with Walk-In Pantry, Wet Bar, Dining and Living Rooms with direct access to the Catwalk Deck and Covered Gazebo, Professional Billiards Room and Horseshoe Shaped Pub-Style Bar.

The highly functional main kitchen was designed with one thing in mind: family dinners, big meals, lots of love! The variety and quality of the kitchen tools, pots and pans and appliances will enable you to produce the most memorable of meals. Designate a different family member each night with a specialty cocktail drink and another with the meal....imagine a BBQ or Seafood Feast, Italian or Mexican night....the possibilities are endless. Enjoy games of pool in the professional style Billiards room, and when you get thirsty....head to the Horseshoe Shaped Centrally located Pub-Style Bar, complete with a 3 station Margaritaville Frozen Drink Machine.

For the right family or group, this feature alone is sure to be the real crowd pleaser. Relax in the family room with large floor to 3rd floor glass windows crowned with a custom-made spherical crystal chandelier and electric fireplace with floor-to-ceiling rock features. Ample seating in the nicely appointed dining room for all, as well as a convenient wet bar, computer area, game area for cards and board games, hall bath, and direct access onto the catwalk deck which leads to the large covered cabana. Standing at the end of the cabana makes you feel literally like you are floating just above the waves. The view is unlike any other. Third Floor: One King Master Suite with Private Bath and Private Deck, 6 Bedrooms with Private Bath (2 East facing with Private Deck), Reading Room, Laundry Room.

Three of the seven bedrooms on the upper level have private decks, offering exceptional views of the ocean and views overlooking the back of the villa. Each bedroom is well appointed and professional decorated with beachy accents. The second of the two laundry facilities is located on the 3rd floor, convenient for all of the guests to use. A reading room is provided for some quiet time, and can be used as an additional sleeping space if necessary. The balcony on the 3rd floor looks down on the second floor living area, with inspirational views of the sea crowned with a custom-made spherical crystal chandelier. This remarkable home is almost booked completely for 2016. The plans for this one-of-a kind property have had some slight modifications as construction has progressed. This property is well suited for large families to share, and a perfect location for a small family wedding.
